Application Requirements Residential/Accessory Buildings

The following information is required to be submitted with your building permit application.  Your building permit can not be accepted or processed unless all information is provided.

Required Information:

  1. Building Permit: Complete the entire application form.  You must have the name of the contractor & Washington contractors license number as well as a phone number where they can be contacted.  
  2. Plot Plan: Provide 2 copies showing existing and proposed structures, easements, distance to property lines, other buildings, rivers and slopes steeper than 3 to1 (30%).  Show areas of fill material.  
  3. Building Plans: Provide 2 sets of plans drawn to scale, including structural calculations when required. Plans must include foundation, framing sections, floor framing, wall framing, roof framing, and elevations of building, total size of building in square feet.  Provide the following in square feet: Finished living space, unfinished living area, garage & decks.   Buildings taller than two stories high require the stamp of an architect or engineer who is licensed in the state of WA.

***Please Note:  New Structures or Extensive Renovations - Permits may take up to 30 days.  They will fist run through Planning Commission to make sure all zoning requirements are met.***


REQUIRED INSPECTIONS & WHEN REQUIRED

Inspections are available upon appointment Monday through Friday.

To request your inspection call the Building Official or City Clerk & a minimum of 24 hours notice is required.

Approved plans and inspection card must be on site for inspection.

NEW CONSTRUCTION

FOOTING: Forms and reinforcement in place, prior to concrete placement.        .

FOUNDATION: Forms and reinforcement in place, prior to concrete placement.        .

FRAMING:  All framing complete, exterior wall sheathing on but no siding, roof sheathing on, plumbing &                                electrical installed.

INSULATION:  Framing signed off, insulation is in place, before sheetrock.

SHEETROCK: Sheetrock installed but before it's taped.

FINAL:  After all work is complete & building is ready to be occupied.  (REMEMBER: It is illegal to occupy any building without approval from the Town Building Official).

POST FRAME BUILDINGS

POST HOLES: Before holes are filled or prior to concrete placement.

FRAMING:  All framing complete, prior to exterior sheathing.

FINAL: After all work is complete and building is ready to be occupied. 


RE-ROOF

* The maximum numbers of roofing layers must not exceed three layers

TEAR OFF:  When all roofing is removed.

FINAL:  When all work is complete.


CUTTING, NOTCHING AND BORING

JOINTS: UBC 2517(d)(3)

NOTCHING:  Notches in ends of joints shall not exceed 1/4 th of the joist depth

2X6 = 1 3/8", 2X8 = 1 7/8", 2X10 = 2 3/8", 2X12 = 2 7/8"

Notches in the top or bottom cord of joists shall not exceed 1/6th of the joist depth.  Notches shall not be located within the middle 1/3 of the span of the joist.

2X6 = 7/8", 2X8 = 1 1/4", 2X10 = 1 1/2", 2X12 = 1 7/8"

HOLES:  Holes in the joists shall not be located within 2" of either edge (top or bottom) of the joist.  Diameter of holes shall not exceed 1/3 the depth of the joist.

2X6 = 1 7/8", 2X8 = 2 1/2", 2X10 = 3 1/8", 2 X12 = 3 3/4"

WALL FRAMING: UBC 2517(g)(8)

CUTTING & NOTCHING: In exterior walls and interior bearing walls, notching in studs shall not exceed 25% of the width of the stud.

2X4 = 7/8", 2X6 = 1 3/8"

Cutting & notching of studs in non-bearing walls shall not exceed over 40% of the width of the stud.

2X4 = 1 3/8", 2X6 = 2 1/4"

2517 (g)(9). Bored holes.  Holes in studs of bearing walls shall not exceed over 40% of the width of the stud.

2X4 = 1 3/8", 2X6 = 2 1/4"

Holes in studs of non-bearing walls shall not exceed 60% of the width of the stud.

2X4 = 2 1/8", 2X6 = 3 1/4"


EGRESS WINDOWS

The Uniform Building Code, Section 1204, requires all sleeping rooms by provided with at least one emergency escape/rescue window.

Minimum requirements for egress windows are:

  1. Minimum openable area of 5.7 square feet
  2. Minimum width area of 5.7 square feet. (20"x41" = 5.7 sq.ft.)
  3. Minimum height of opening, 24 inches.   (24"x35"= 5.7 sq.ft.)
  4. Height above finished floor.  Bottom of opening to be no higher than 44 inches maximum, above finished floor.
